Kettlebrook Lofts

Kettle Brook Lofts, LLC purchased an abandoned mill on Route 9 (Main Street) near the Leicester town line to rehabilitate and construct 109 residential condo units. The project is unique for several reasons. First, the mill is listed on the National Register of Historic Buildings and is adjacent to property owned by the Greater Worcester Land Trust. In addition, the site has very little land area available for parking, contains a dam and the Kettle Brook River which flows under several wings of the building. The Client retained GEI to provide topographic survey, design services, permitting, construction administration and periodic inspection services. The project included the following:

• Design of new parking lots and redesign of an existing lot and access road complete with drainage and stormwater management.

• Coordination with bridge designer for new access across Kettle Brook River.
• Design of new site utilities including fire and domestic water services, gravity and force main sanitary sewer including a new municipally-owned pump station, underground electric, and gas service.
• Permitting the project through the City of Worcester Council for rezoning the parcel, Planning Board, Conservation Commission, DEP, MEPA, and Mass. Historical Commission to remove portions of the nationally registered historic building.
• Coordination with the City of Worcester for design of the Route 9 reconstruction.
